Specifications & Reference
Not very exciting I know, but with any renovation project there seems to be an endless amount of records that should be in good order. I've been lucky so far in that I've kept various bits of paper stashed here and there, or saved old e-mails and electronic invoices to keep track of things. One of the points of this web site is to maintain an archive of photos and information that won't get lost, so here's the part with the various specifications I don't want to lose.
The sections include The Color Palette, which contains all the various color codes for paints, stains, and other finish surfaces used in the project. I've created a Project Timeline section that attempts to show all the various renovation projects in the order they occurred, although the earliest stuff is a little fuzzy. The Power Tool Data section contains model and serial numbers for tools used in the renovation as well as outdoor power equipment (automotive tools may get added after we have a garage and I get them out of storage).
This page contain some general information about the house, and I'll likely add some specifics for fixtures, appliances, etc. (basically anything with an owner's manual that might require service at some point). I also intend to archive complete sets of plans I have locally, as well as some supplier information, even though I'm not a big fan of trying to maintain external links (since that's what bookmarks are for, after all). There's also a Reference Materials section that lists the general reference and how-to books that don't fit in other specific sections of the site.

House Plans
These plans contain multiple revisions, showing the various changes adopted as work progressed. There are also
some detail sheets for certain projects within the scope of the main plan set. Most of these plans are also available
in their appropriate sections of the Kesterhouse.com site.
- The PDF versions are for reference use, and will remain clear regardless of zoom level (and the files are quite small). Each document will open in a new window.

Window & Door Thermal Performance Data
All windows and doors are Integrity® Ultrex-Wood Clad units, with the exception of the round window, which is a Marvin® Aluminum-Wood Clad direct glaze unit. All units comply with ANSI/AAMA/WDMA/101/I.S.2.97, ANSI/101/1.S.2/NAFS-02, and AAMA/WDMA/CSA 101/1.S.2/490-05 C-LC50, AP-LC50, and FW-LC50.
The table of Certified National Fenestration Rating Council (NFRC) unit values below contains the following: U-Value: (Btu/hr-sq ft-°F) The lower the U-Value, the greater the resistance to heat flow and better its insulating value. R-Value: (1/U-value) The higher the R-value, the greater the resistance to heat flow and better its insulating value. Visible Light Transmittance (VLT): The percentage of visible light transmitted through the glass. Solar Heat Gain Coefficient (SHGC): The lower the number, the less solar heat it transmits, and the greater its shading ability. Condensation Resistance (CR): Condensation Resistance measures the ability of a product to resist the formation of condensation on the interior surface of a product. The higher the CR rating, the better that product is at resisting condensation formation.
All units are Energy Star (Northern) certified.

Updated Wiring Plans
These are the latest revisions of the wiring plans and service panel layout. I've also included a couple of detail
sheets with the wiring for all the 3-way light switch circuits, which tend to make my head explode if I don't have
something on paper when trying to connect those darn things together properly.
- The PDF versions are for reference use, and will remain clear regardless of zoom level (and the files are quite small). I haven't updated the service panel layout data in a while, so most of the lighting circuit loads listed are for the old incandescent fixtures, rather than the new LEDs with which almost everything has been replaced. I'll get to it eventually. I did do through the 30-page wiring plans, and get all those up to date with the most recent work (2023) in the attic and laundry room. Each document will open in a new window.
- Service Panel Layout (2 pages)
- Individual Circuit Wiring Plans (30 pages)
- 3-way Light Switch Wiring Plans (4 pages)
Electrical Service Equipment
The following table contains data and cut sheets for the service panel and circuit breakers, as well as the interlock
kit to isolate utility line input from the panel while running on standby power in the event of a power outage. All
load center equipment is made by Siemens Energy / Murray Electrical Products.
Standby Power Equipment
In addition to the Siemen's Interlock Kit installed in the main service panel, the items below are utilized to supply
standby power when the utility power is unavailable.
Light Fixtures & Lamps
The following table contains information regarding light fixtures and replacement lamp specifications for lighting used
throughout the house. Buying a replacement bulb used to be a lot less complicated...
Receptacles, Switches & Wall Plates
Receptacles and their wall plates are from Cooper® Wiring Devices. All lighting controls
and their wall plates are from the Lutron® Designer series, with the exception of the black
light switches (for the kitchen backsplash) which are also from Cooper® Wiring Devices,
and the occupancy sensor from Leviton®.
Plumbing Equipment
The following table includes filtration, irrigation, pond pumps, septic system, and water supply equipment.
Plumbing Fixtures
Kitchen plumbing fixtures are from Delta and Danze with an Elkay stainless-steel sink. Bathroom fixtures are from Brizo,
with a Toto toilet and sink, and the shower from Maax.
HVAC Equipment
Domestic hot water and the heat plant are from Heat Transfer Products. Ventilation products are from Fantech.
Air-conditioning equipment is from Mitsubishi.
